Master Builders Association Announces 2020 Award Winners

BELLEVUE, Wash.—December 18, 2020—The Master Builders Association of King and Snohomish Counties (MBAKS) announced its 2020 winners at their annual end of year awards gala on Thursday, December 17. This year’s gala was held virtually due to the COVID-19 pandemic, featuring skits, year-end retrospectives, and an awards show.

Each year, MBAKS recognizes members in eight different categories: Spirit of Service, Emerging Leader, Built Green Moving the Market, Associate of the Year, Remodeler of the Year, Builder of the Year, Exceptional Service, and the MBAKS Hall of Fame Award. Winners are decided through an open member nomination and awards committee process.

Here are 2020’s winners:

Joe Reed, Home Run Solutions, Mill Creek, WA

Spirit of Service Award

The Spirit of Service award exemplifies members who go above and beyond to give back to the communities where they do business.

Joe Reed dedicated extra time and effort in our 2019 Rampathon event to find solutions for a mobility ramp that faced extra permitting challenges. Thanks to his efforts, a family now has the ramp they need and solved a critical mobility concern.

Leann McNabb, CW Title and Escrow, Bellevue, WA

Emerging Leader Award

The Emerging Leader award is dedicated to those in the housing industry who are forward thinkers and a demonstrate a willingness to be involved at a higher level.

Leann McNabb served as 2019 chair of the MBAKS Professional Women in Building chapter and continues to dedicate her time to the uplifting of women in the housing community. She is one of the youngest women to serve as PWB Chair in MBAKS’ history.

Ted Clifton, TC Legend Homes, Bellingham, WA

Built Green Moving the Market Award

TC Legend Homes was granted the 20,000th certification of Built Green, the MBAKS green building program. For this reason, Ted Clifton and TC Legend Homes have won the Moving the Market award.

Their progressive work in green building, including making their IP public for other builders, makes them well deserving of this prestigious distinction.

Clay White, LDC Inc., Woodinville, WA

2020 Associate of the Year

The Associate of the Year award is dedicated to non-builder MBAKS members who have made an impact on the association and its work.

Clay White has served as an MBAKS board member for the last two years, currently serves on the MBAKS Housing Policy Committee, and actively dedicates time to MBAKS Hill Day, where our members and staff meet with legislators to advance housing legislation in the Puget Sound. In 2017, he was a key presenter at our Housing Summit and spoke on addressing the housing crisis in our region.

Ron Palmer, Palmer Residential, Seattle, WA

2020 Remodeler of the Year

The Remodeler of the Year award is presented to leaders in the remodeling industry, who display an exemplary talent in their work.

A long-standing Remodelers Excellence (REX) winner, Ron Palmer shows an exemplary ability for creating new spaces and incorporating progressive design elements. Founded in 2007, his company’s core values include pride in the connections their build with clients, communication, and craftsmanship. Not only dedicated to delivering an exceptional project for their clients, he is also passionate about advocating for the building industry through his support of the Affordable Housing Council.

Trevor Johnson, Blackwood Builders, Lynnwood, WA

2020 Builder of the Year

The Builder of the Year award doesn’t just go to members with exceptional building capabilities, but to those members who go beyond and are leaders within the industry.

Trevor Johnson dedicates time throughout the association and its many facets, exemplifying our core mission and values, from chairing the Affordable Housing Council in 2020, advocating with elected officials to create much-needed housing in our region, and his extensive participation in community stewardship projects with WELD Seattle, New Beginnings, Seattle Children’s Hospital, Dwellings, and more.

Erich Armbruster, Ashworth Homes, Shoreline, WA

Exceptional Service Award

The Exceptional Service award is the highest recognition award for members and staff for their many years of professional leadership and/or exemplary service to MBAKS.

Erich Armbruster is an exquisitely experienced leader in the housing industry and the association. His achievements are long—years of service on the MBAKS board of directors, including as President in 2018, as well as serving in the Building Industry Association of Washington (BIAW). He has been a consistent voice for engaging with our regional partners to provide a better future for our region’s residents, ushering in an era at MBAKS that saw a higher engagement with pro-housing legislators. He is an irreplaceable asset for the building community in Washington state and beyond.

MBAKS Hall of Fame

The purpose of the MBAKS Hall of Fame award is to honor people who have made significant and lasting contributions to our association.

Over the course of his impressive career, Gary Young has made a significant impact on the local homebuilding industry. His commitment not only to the industry, but also to the people that make up this industry, is unmatched. He has been a member of the Affordable Housing Council since 2000, served as a trustee for Rainier Scholars, a nonprofit that offers a pathway to college for low-income students of color by providing access to transformative educational opportunities, played a key role in condo reform in Washington state, and has a strong focus in sustainable building efforts through Built Green.

High-Quality, American-Built Skylights and Other Products

Established in 1982, CrystaLite is a Northwest manufacturer of high-quality skylights, roof glazing, sun rooms, and railing systems for residential, commercial, and industrial markets. Based in Everett, Washington, CrystaLite has additional distribution and sales locations in Spokane and Salem, Oregon, and employs 60 total employees. Lots of Hats

Cathy Hieb is Controller and Secretary/Treasurer of CrystaLite, but assumes other roles. "My background is in finance. I started 13 years ago as the company Controller and have just recently assumed the corporate responsibility as Secretary/Treasurer. I handle the company finances, like quarterly/monthly reporting, financial statements, payroll, AR, and AP. But I wear a lot of other hats. I'm also personal secretary to the President and Vice President."

Big Cost Savings From the MBA Trust

CrystaLite has been a member of the MBA Health Trust for 12 years. "Cost savings is the big advantage to being in the Trust," Cathy says. "These days, keeping health insurance costs down but still providing employees what they need is a challenge. We pay 100 percent of our employees' premiums and that's something we want to continue to do if it's affordable."

Significant Savings Compared to Other Plans

Cathy says CrystaLite goes out for bid every year for health insurance but always finds the best options with the MBA. "We've even had other insurance companies approach us for our business and then tell us that the MBA Health Trust is way better, the savings are so significant, that we should just stay with them. Only once did we go to another plan, but then we came back to the Trust."

The MBA Trust Gives Crystalite Plan Flexibility

CrystaLite employees have the choice between two plan options, depending on their personal needs and circumstances. "About seven years ago, the high-deductible HSA program came on the scene and we were the first company to jump on board," Cathy relates. "We offer our employees two programs: a traditional plan for those who use more doctor visits and the high-deductible health-savings account for those who just want to make sure they have catastrophic coverage. Now we have 90 percent on the HSA program. You can still see any doctor you want and all the major hospitals in Seattle are covered. The HSA plan is affordable for us but still offers major benefits for our employees when they really need it."

Strong Broker Relationship

"Our administrator is EPK," says Cathy. "They're very good. They know our company very well and what our goals are. If I have a question, they are giving me answers right on the first phone call. Adding or terminating employees is accomplished pretty much the same day. They are really good at that."

Halting development to slow growth? It’s a bold strategy, Cotton, let’s see if it pays off for ‘em.  

If a building clad in a color you didn’t think fit your city’s personality suddenly popped up overnight, would you take action? 

That’s what the City of Issaquah did in 2016 when a multi-hued apartment complex started gaining attention for all the wrong reasons. The building in question, the Atlas Apartments, featured colors (including a brazen blue) that many residents deemed unacceptable to their city’s persona. The outcry resulted in an emergency ordinance at the Sept. 6, 2017 council meeting that paused development in the area, the reasoning being that new construction was not meeting the standards of the 2012 Central Issaquah Plan. 

On the moratorium, which was extended an additional six months after the original verdict last September, Issaquah Economic Development and Development Services Director Keith Niven stated that the decision was made not to deter future growth but to ensure the right kind of growth for the city. 

Critics claimed the Atlas complex served as an example of what the city didn’t want or need, citing its lack of mixed-use ground floor space and unsightly “Orlando architecture.” City leaders instead wanted to see denser projects fit for growth and which add vibrancy to the central Issaquah area. Twenty-one months after the original moratorium, city staff had revamped code to solidify areas such as parking requirements for new development and introduced a design and architectural manual to streamline future project aesthetics—including acceptable colors. 

Development changes also included a plan to help diversify the city’s available housing, including reducing hurdles for accessory dwelling units (ADUs) and experimenting with a tax exemption for multifamily housing. 

The moratorium officially ended May 21, and so its effects are yet to be determined. But the underlying question is this: Are moratoriums like the one instituted in Issaquah ultimately beneficial or an unnecessary hindrance to providing much-needed housing? MBAKS Senior Policy Analyst Allison Butcher states the latter, calling halts to facilitate growth a “drastic measure” that won’t do anything but put our region even more behind the effort to give residents the shelter they demand. 

“We are obviously continuing to grow at a fast pace and instituting a building moratorium isn’t going to stop that,” says Butcher. “The growth is coming whether there’s a moratorium in place or not.” 

That sentiment hasn’t stopped other cities from following suit, however, as cities such as Federal Way, Duvall, North Bend, and Newcastle have all recently adopted moratoriums for a variety of reasons, from reworking zoning standards to policy updates and more. 

But the question remains, are these sudden stoppages ultimately preventing the very thing we need in this unprecedented time of growth and home prices? 

Butcher further explains the potential backfire our cities could see while instituting construction stoppages, saying, “While a moratorium is legal, it does not mean it is good policy. At a time when demand for housing is far outpacing housing supply, which drives up both home prices and rents and makes housing less attainable, building moratoria certainly are not good for housing. They also are not good for our economy or the families and workers looking for a home closer to job centers. Furthermore, they potentially could run counter to our region’s transportation investments that contemplate the need for more transit-oriented development in certain areas.” 

Butcher goes on to address housing affordability and how it relates to moratoriums, stating that “perhaps the biggest problem with building moratoria is that they are counterproductive to solving our housing affordability crisis. Simply put, moratoria are a bad deal for anyone looking for housing—they only make it harder for current and future residents to find a home they can afford.”

Butcher also says that stoppages also lose significant revenue from new construction, as participating cities become devoid of local income, taxes, and other benefits to new housing. Her solution? “Instead of enacting policies designed to slow or halt housing, local governments should work within their communities to expand housing supply and choices for families. Housing goes hand in hand with a strong economy and vibrant community.” 

Those looking for affordable housing options might not care about a wild blue tint outside their window. Cities must look out for their residents but must also be willing to let growth flourish because, as Butcher points out, the people are coming, and it shouldn’t be our self-imposed lack of available housing that leaves them feeling blue.
