Whatever your designation in the world of residential homebuilding, you have a calling. Sometimes that calling extends beyond the job site or office. Because, at the end of the day, our collective job is to provide housing for the millions of people who make the Puget Sound region home.

Shoreline Veterans Center

We are the lucky ones. We get to give people a place they can call their very own. Sometimes this space is temporary or shared with others. But it doesn’t make it any less theirs. Take the folks who reside at the Shoreline Veterans Center, a Compass Housing Alliance property. The center is a 25-bed facility for honorably discharged homeless veterans who seek rehabilitation from drug, alcohol, or other issues. The goal of the center and its internal program is to help residents resolve their issues and learn to live on their own as contributing citizens to their communities. Upon graduation from the two-year program, veterans are then moved into their own apartment, but return to the center for ongoing counseling.

This year, MBAKS is proud to partner with the Veterans Center for Painting a Better Tomorrow 2018. Painting a Better Tomorrow, or PBT, is an annual one-day service event where association members and community volunteers add fresh paint to the walls and surfaces of a local nonprofit organization. This is where you come in. Even if you’re not a painter by trade, we want you to volunteer! There are plenty of tasks to keep you busy throughout the day and we can all but guarantee that you’ll have a fantastic time helping out a few of our well-deserving neighbors in need.

Pull together a team of co-workers, friends, or family—or come as an individual and make some new friends and memories! MBAKS provides all the supplies for the event, including breakfast snacks and lunch, as well as our ever-popular, totally stylish PBT t-shirt so you look good while doing good. When you close the books on this project, your life, and those of the Shoreline Veterans Center, will be forever brighter.

Housing Choices Toolkit Released to Assist With Local Planning

Toolkit offers proven policies to help create more housing choices so current residents, newcomers, and future generations can find a home that best fits their lives

BELLEVUE, Wash—August 19, 2020—Today, the Master Builders Association of King and Snohomish Counties (MBAKS) released a toolkit designed to help local communities create more housing choices.

As the Puget Sound region advances its collective response to the health, economic, and social crises created by the COVID-19 pandemic, those in the local homebuilding industry stand with their fellow community members. In creating and distributing this Housing Toolkit, MBAKS continues its collaborative approach to encourage the creation of more housing and more variety.

“Our region has for years been grappling with a housing crisis, and the pandemic and related economic crisis have significantly amplified the need for solutions that create more diverse and affordable housing choices for all,” said MBAKS Executive Director Kat Sims.

“We are often asked by local governments and community leaders for actionable ideas and solutions to plan for and enable more housing choices that fit the unique needs of each community. We are providing this toolkit in a spirit of partnership so cities and counties may more easily find a spectrum of proven housing policies and see which of their neighboring communities are already implementing these ideas.”

The MBAKS Housing Toolkit contains 37 specific code updates and process improvements jurisdictions can take to help provide more diverse, more affordable housing for our growing population. The toolkit is intended to serve the unique local needs of individual communities, help protect what current residents already love about our region and support the broader regional effort to plan for more housing choices.

Regulations and long permit timelines can create significant obstacles for those seeking housing by driving up costs and pushing new homes even further out of reach for many buyers and renters. There are, however, simple steps cities and counties can take today to help ease some of these regulatory burdens and reduce certain cost pressures on new housing without compromising environmental protections or other important policy goals.

All the tools featured in the toolkit can be adopted locally. None of them require state-enabling legislation. Included throughout the toolkit are examples of local jurisdictions already utilizing these tools and model codes that cities can reference. Some examples include policies that support accessory dwelling units (ADUs) in single-family zones, reduced parking requirements near transit, planning tools that facilitate infill development, video inspections, more transparency in permit timeline data, Built Green incentives, and affordable housing levies.

The MBAKS Housing Toolkit also includes a chart indicating the effectiveness of each measure to facilitate housing.

How Well Does Seattle Recover From Disaster?

Turns out, pretty well.

80.5 percent* is the percentage of Seattle metro area homes that have recovered to peak pre-recession value, according to a recent Trulia article.

What does this mean, exactly?

It means that the Seattle area has recovered quite well compared to a large amount of the United States. The region ranks #22 nationally in recovery percentage (a bit surprising we're that low), currently sitting behind Colorado smoking buddies Denver (#1, with an impressive 98.7 percent recovery rate) and Colorado Springs (#7, 93.4 percent), San Francisco (#2, 98 percent), and Oklahoma City (#3, 94.3 percent—and give us back the Sonics, please).

Other cities beating us at the moment include Dallas (#9, 92.5 percent), Honolulu (#11, 91.5 percent), and Portland (#13, 90.3 percent—grrrr).

Among the areas with the lowest recovery rates, including the bottom tier of Las Vegas—#101, with just 0.6 percent of homes back to pre-recession value), Tucson (100, 2.4 percent), and Fresno (99, 2.5 percent), it's no surprise to find that these cities have seen the worst income growth in the years spanning December 2009 to January 2017.

And guess what?

The cities with the strongest recovery rates, including our beloved Seattle, also have the strongest income growth. With the median Seattle proper home price currently clocking in at $638,000 (and $426,000 in the Seattle metro area), that's no big surprise, really. It takes a heavy wallet (or a lot of big wallets) to help dig us out of such a monumental disaster, especially considering that just 34.2 percent of all homes nationally have fully recovered to their pre-recession peak value.

The three big factors that set the tone for quicker recovery include, alongside income growth, job growth and population growth, as well as post-recession vacancy rate.

It's a bit humbling to see just how far into the hole the housing market was just eight years ago, spurred by the foreclosure crisis that was so big it now has its own major motion picture. The good news is that, according to Trulia, U.S. home recoveries have been steadily—albeit slowly—climbing since the stuff that hit the fan began to get cleaned up, to the tune of 5 to 6 percentage points per year. While Trulia's data suggests we won't see 100 percent of homes fully recovered until September 2025, the fact that we can again use terms like "thriving" and "booming" when it comes to the housing market and our economy feels good. Let's hope we can keep wearing these buzzwords out.

Now, if we can only figure out where to house all these home-hungry folks…
