Master Builders Association of King and Snohomish Counties Wins Awards for Best Service to Members and Best Community Service Project Conducted

BELLEVUE, Wash., June 12, 2024—MBAKS has been recognized for its outstanding Community Stewardship and GRIP programs with two Awards of Excellence from the Executive Officers Council (EOC) of the National Association of Home Builders (NAHB).

“What an honor it is to have our team recognized for all the work they do to make home happen,” said Jerry Hall, Executive Director. “I’m so proud of the ways in which we’ve been able to give back, through a number of community stewardship projects as well as through the benefits our members receive from the GRIP program."

MBAKS offers member companies an opportunity to gain reimbursements for cultivating safe working environments through GRIP. Over the years, the program has constantly evolved to provide the highest level of service for the lowest cost while prioritizing the safety of member participants.

Since its inception, MBAKS’ Community Stewardship has given back to local communities through volunteer based projects as well as financial contributions. Through two flagship projects, Rampathon and Painting A Better Tomorrow, staff and member volunteers have improved homes and community spaces across the region, including constructing over 600 ramps for individuals and families with mobility issues and refreshing the interiors of more than 20 local nonprofit organizations.

The Association Excellence Awards is an annual program designed to recognize the outstanding accomplishments of state and local home builders’ associations and executive officers in the field of association management. EOC membership is comprised of the staff executives who direct more than 590 NAHB-affiliated state and local home builders’ associations representing more than 130,000 home builders in communities across the United States.

“I am inspired by the outstanding achievements of our local associations that won AEA honors this year. Their dedication to excellence, innovation, and community impact sets a high standard for all of us,” said Natalie Fryer, EOC President and Executive Officer of the HBA of Fayetteville. “These associations are shining examples of what can be accomplished with vision, hard work, and a commitment to quality. Congratulations to all the award-winning associations for their well-deserved recognition. Your accomplishments not only benefit your members but also enhance the entire Federation.”

The winning entries will be added to the NAHB website, so that other executives and associations across the country can access and learn from them in order to provide better service to their own members and community.

Decline in permit applications shows that MHA staggered progress

An opinion summary based on Jennifer Anderson's piece in the Puget Sound Business Journal.

Housing permit applications in Seattle have plummeted 94% from their 2020 peak—a staggering decline that reflects barriers making it increasingly difficult and expensive to build new homes.

The impact extends beyond builders. New home construction in Washington generated $11.1 billion in wages and supported 138,000 jobs in 2025, generating $3.43 billion in public revenue. Fewer homes in the pipeline now means higher prices, less economic activity, and shrinking opportunities for homeownership.

The MHA Problem

Since adopting the Mandatory Housing Affordability (MHA) program in 2019, Seattle has seen townhome permit applications drop 91%—even as affordable housing revenue doubled. The issue: MHA fees increase building costs that get passed directly to homebuyers. According to the National Association of Home Builders, every $1,000 added to median home prices prices out roughly 982 households in the Seattle metro area.

Recent data from two 2025 reports showed these fees are making middle-housing projects—townhomes, condos, cottages—increasingly infeasible. Yet this summer, Seattle delayed the proposed MHA Accelerator, a practical policy that would temporarily reduce some housing fees while protecting affordable housing revenues through the voter-approved housing levy.

The Bottom Line

Seattle's leaders chose endless deliberation over data-driven action. Meanwhile, residents compete for fewer homes, costs rise, and working families face displacement. If the city is serious about affordability, it needs to make building easier—and it needs to act now.

MBAKS Builds Ramps to Give Mobility Freedom to Those in Need

BELLEVUE, Wash., May 23, 2022—Since 1993 the Master Builders Association of King and Snohomish Counties (MBAKS) has built almost 600 wheelchair access ramps for families in need. Built by MBAKS members and community volunteers, these ramps provide a much-needed benefit for those who struggle to get themselves or their loved ones safely in and out of their homes.

“As one of our signature community stewardship programs, Rampathon is something we look forward to every year,” says Jerry Hall, Executive Director at MBAKS. “I have so much gratitude for our members, who lend their free time and knowledge to provide mobility freedom to individuals and families within our community.”

MBAKS is planning to build 27 mobility ramps for deserving families across King and Snohomish Counties this year. As part of this effort, they showcased Francisco Avila-Mooney, an 8-year-old who is wheelchair-bound and has multiple equipment needs for his therapy and care. At the time of the showcase, the Avila-Mooney Family did not have a ramp, which made it difficult to get Francisco out of the house. However, thanks to the efforts of MBAKS member, Shirey Home Pro, the family now has a new ramp that aids in ease of mobility and safety, making it easier to transport Francisco to and from his appointments.

In addition to the 22 member companies that volunteered to be a part of this year’s program, long-time program sponsor Dunn Lumber supplied the lumber at no cost and BECU provided funding as the Community Sponsor.

“MBAKS has been working tirelessly since 1909 to support builders who build homes for our communities and provide attainable homes for all,” said Traci Tenhulzen, MBAKS Board President and Executive Producer at Tenhulzen Residential. “It is a pleasure to be a part of an association that provides this invaluable service of universal access to those in need. Tenhulzen Residential has been building ramps for Rampathon since the program began and we look forward to building our 33rd ramp this summer.”
