It’s that time of year again.

October is budget season. Advertising, hiring costs, and accounting services may be high on your list, but have you factored system updates into your 2019 budget? It may not yet be on your radar, but Microsoft has announced that the Windows 7 and Server 2008 R2 systems’ end-of-life will be January 14, 2020.

System replacement can be a huge expense and undertaking, especially in small-to-midsized businesses or if technology isn’t typically on your radar. It is such an undertaking, in fact, that it is tempting to ignore the problem altogether. However, that’s not a temptation you want to indulge! When Microsoft deems a product “end-of-life,” that means they no longer release security patches and updates. As such, every end-of-life operating system you have becomes a security risk. Hackers and malicious software creators know this.

Additionally, if you are not actively patching all your systems regularly now, you are leaving backdoors open to your network and data. The release of security patches by software manufacturers is essentially an announcement of vulnerability. Even if your data is in the cloud, it can be accessed through your local systems if they are breached.

Given the challenges of year-end and a new year, Dataworks recommends that all Server 2008 and Windows 7 systems be replaced well before the end of 2019.

Four Ways to Prepare for Windows 7 and Server 2008 End-of-Life:

• Identify what systems need to be upgraded. Older hardware and equipment may be unable to support operating system upgrades, and so we recommend system replacement rather than merely updating the operating system.
• Develop a timeline and budget for system replacements now. If preparing for Windows 7 and 2008 end-of-life is not there already, it’s time to get them in your 2019 budget. The sooner you can begin to plan for this transition, the more strategic you can be in budgeting.
• If any old systems are business-critical and your business must run old systems, work with your IT provider to ensure that appropriate security measures are in place, namely segmentation. However, running outdated software and OS is never recommended.
• Train employees on the new operating systems. Training should accompany rollouts and your IT provider should offer training with new systems. With a couple tips and tricks, Windows 10 is easy to navigate. Just be sure to account for the learning curve.

Budgets and end-of-year checklists are a headache. Taxes and paperwork are just the tip of the iceberg. As a small-to-midsized business, you have to think about end-of-year bonuses and commissions, getting employees up to speed about their FSA funds, and rounding out 401(k) contributions. The bottom line is that you do not want to be worrying about system replacements on top of year-end tasks. Start now on your system replacement plans.

As you add the final touches to your business’ 2019 budget, make sure to account for the replacement of any end of life systems, as well as other technology platforms that need improvement. Do you need a new software to enhance productivity? Do you need faster internet? Consider outsourcing your IT to ensure these upgrades are done correctly and timely.

Apologies for the clickbaity title. You should know that we would never make you click through twenty pages only to find a mediocre surprise at the end of the journey.

Back on topic, this is actually pretty cool for Georgetown, the area formerly known for satisfactorily dingy bars, burgers, and a weird smell probably produced by a mixture of said beer and burgers with a hint of airline fuel.

Redfin found that 56 percent of Georgetown homes were considered green, meaning they had one or more green features.

The study, conducted by Redfin data scientists, analyzed real estate listings for homes sold between January 2017 and April 2018 in more than 80 metro areas. The study also found that homes with the aforementioned one or more green features sold at significantly higher rates than those boring old techless homes—green had a median price of $569,000, compared to $522,000 for all other homes. That's…like a $47,000 difference. Right? Yes.

Numbers one and two on the list were, surprisingly, in Cleveland—the Malvern and Fenway neighborhoods in the upscale Shaker Heights neighborhood known for its sustainability efforts, among other things.

Neighborhoods in Philly, Orange County (CA), and the hipster haven Red Hook area of Brooklyn rounded out the list.

What does this mean for Georgetown? Nothing much more than a brag piece. It does, however, bring to light the fact that our builders and residents are trying. And that means something. Built Green, which certifies green homes in King and Snohomish counties and advocates for sustainability, can likely take some credit for Georgetown's number eight spot; last year, the partner program of MBAKS certified more than 800 new homes, which isn't easy to accomplish. Homes must adhere to vigorous checklists to be considered Built Green.

Says Built Green Program Manager Leah Missik, "Building green is about more than the gadgets that go into a home. (Programs like) Built Green work hard to promote healthy, sustainable communities in a variety of ways." Missik and Built Green are proud to lead by example both locally and at a national level. In fact, Missik says, "Each individual (Built Green) home is more water and energy efficient, healthier, and more comfortable, but our checklist also promotes walkability, access to transit, and community resources."

Missik drives home the importance of all-encompassing, sustainable communities like Georgetown and those others on the list, saying, "Homes are, after all, part of a community through the people who live in them!"

It's no secret that in progressive cities like Seattle and its surrounding areas that green is quickly becoming the new gold. People pay more for healthier, more sustainable homes and builders know this. Money has always talked, but when you attend a Built Green event, you quickly realize the people involved in green building also walk the walk. It's about more than higher home prices, which are already doing just fine in our area. It's about building a healthier future for our kids, and their kids, and so on.

Congratulations on being green, Georgetown. We'd buy you a beer, but you probably already have that covered.

In December 2016, the Washington state Supreme Court struck a blow to vesting rights when it ruled that newly adopted stormwater regulations do not vest. The Court let stand a window for certain projects to remain vested. The new stormwater regulations will apply to all applications submitted after July 1, 2015 and projects approved prior to July 1, 2015 which have not started construction by June 30, 2020.

The case, Snohomish County, et al. v. Pollution Control Hearings Board, will severely impact applications that have been submitted to a jurisdiction but are not yet approved. The opinion eliminates vesting for environmental regulations mandated by the state, including stormwater.

An editorial by MBA President Mike Walsh was recently published in The Herald discussing the case and explaining why vesting is so important to the homebuilding industry.

While there is no ability for local government to overcome the decision with local legislation, King and Snohomish counties are currently petitioning the Court to reconsider and clarify some of the opinion.

Further, there is a proposal before the Washington State Legislature, Senate Bill 5212, that would restore vesting rights.
